Terms of Service & Guest Protocol
Effective Date: September 2026 · Governing transactions, shortlet reservations, title due diligence, and executive concierge services across Lagos State.
1. Scope of Brokerage & Advisory Services
Adlen Properties & Living operates as an accredited real estate brokerage, asset management consultancy, and luxury concierge firm operating in Lagos State, Nigeria. We represent high-net-worth individuals, institutional investors, and diaspora clientele in the acquisition, leasing, and operational management of prime residential and commercial real estate.
To maintain five-star residential standards across our serviced residences (including The Gold Horizon, Pinnock Beach Estate), all shortlet bookings require a refundable security caution deposit prior to key handover.
- Release Timeline: The caution deposit is inspected and released within 24 to 48 hours following checkout inspection.
- Refund Channels: Direct bank transfer to the guest's nominated Nigerian Naira (₦) or international foreign currency ($/£/€) account without unnecessary delay.
- Damages & Deductions: Deductions will only occur for demonstrable physical damage, unauthorized events, or severe negligence documented by our hospitality steward with photographic proof.
3. Check-In, Checkout & 24/7 Power Assurance
Check-in is from 2:00 PM (WAT) and checkout is promptly by 11:00 AM (WAT) to allow thorough sanitization. Every residence managed by Adlen is backed by our zero-downtime 24/7 power guarantee, maintaining dual Caterpillar industrial diesel generators and solar battery micro-grids with sub-3-second automatic transfer switches (ATS).
4. Property Acquisitions & Title Due Diligence
All property acquisitions and land sales brokered by Adlen are subject to formal title searches conducted through accredited legal solicitors at the Lagos State Lands Registry (Alausa, Ikeja). We verify Certificate of Occupancy (C of O), registered Governor’s Consent, and approved excision layouts prior to closing. Funds are held in escrow trust until all conditions precedent are satisfied.
5. Chauffeur Fleet & Airport Escort Operations
Our executive vehicle fleet (Mercedes-AMG G63, Range Rover Autobiography, LC300, Rolls-Royce Ghost) is provided strictly with dedicated professional chauffeurs. Vehicles are comprehensively insured. Special tactical armed security or VIP airport tarmac reception at Murtala Muhammed International Airport (MMIA) must be booked at least 24 hours in advance to ensure aviation security clearances.
